Introduction : - 

 

Property tax is the primary source of income for the Mira Bhayandar Municipal Corporation, making the Tax Department the backbone of the municipality.

The total area of Mira Bhayandar Municipal Corporation is 79 sq. km, with a total of 38,473 properties within the municipal limits and 3,57,992 property tax account holders.

The Property Tax Department operates through six ward offices and seven divisional offices, overseeing a total of 21 recovery wards. The entire functioning of the department has been fully computerized to enhance efficiency.

Since the financial year 2013-14, property owners within the municipal area have been provided with the facility to pay property tax online.

1. Property Tax : 

To recover tax by issuing demand payment to the property owners who have been taxed , to issue notices to the arrears property owners. To search for new properties and levy tax on them , to settle complaints/objections received regarding tax levy. To take action on the request application received regarding change in use/change in area yield etc. To take action on the application received regarding transfer of property.

2.  Entertainment Tax :

Entertainment tax is being collected on cinema , theatre , circus , drama , spectacle and others at the rate of Rs . 15/- per play and in the financial year 2018-2019 , an amount of Rs . 5,28,420 / - has been collected .

3.  Taxation on vacant land :

Hon . General Assembly Resolution No. 8 dated 10/04/2008 has been approved to levy tax on vacant land for which construction permission has been obtained in the city . Accordingly , tax on vacant land is being levied on the remaining land after deducting the statutory area from the vacant land for which construction permission has been obtained in the city , as per the market value of the land , till the period till the issue of occupancy certificate or levy of property tax .

To approve refund of the amount subject to property tax ranging from Rs. 1,00,001 to Rs. 3,00,000 .

To pass a final decision after hearing on property tax levy and other objections .

To discontinue taxation of land / buildings as per the provisions of the rules .

2 Deputy Commissioner ( Tax )

To supervise the functioning of the Property Tax Department .

To approve the levy of tax on properties with taxable value between Rs . 1 lakh and Rs . 10 lakh .

Rs . Taxation of properties with taxable value exceeding Rs . 10 lakhs Proposed by Hon . severe . Submission to the

Commissioners .

To approve refund of amount up to Rs. 1,00,000 of the amount subject to property tax .

3 Assistant Commissioner ( Tax )​
