1. Maintaining up -to-date records of properties in the Register of Immovable Property in
Form GEN-30, Register of Movable Property in Form GEN-31 and Register of Land in Form
GEN-32 as prescribed in the National Municipal Accounts Manual .
2. While disposing of properties , to submit a proposal for fixing the rent , rent or other
consideration of the land at the current market price (Ready Reckoner) rate from the Town
Planning Department as per Section 79 ( d ) of the Maharashtra Municipal Corporation Act.
3. To submit a proposal for valuation of municipal properties through the Town Planning
Department .
4. To submit a proposal for insurance of municipal properties .
5. CIDCO , M. I. D. C. To protect the land transferred from the Municipality as per the
terms and conditions of the agreement and to submit a proposal for taking action through
the Engineering Department regarding the installation of a protective wall and nameplate.
6. To propose necessary policy decisions regarding municipal properties from time to time.
7. To control the speedy disposal of postal letters received by the employees and to
ensure that the subordinate employees To prepare weekly , fortnightly , monthly
summary from the work description record and submit it to the seniors .
8. To bring administrative speed to the office work and to make efforts for smooth
execution of the work of the department .
9. To take action to maintain the records of the department in 6 bundles system ,
to inspect the offices of subordinate employees .
10. To settle the cases related to the entire subject of the department as an
administrative link and under the guidance of the Estate Manager at a fast pace .
11. To handle the work and take action as per the orders of the seniors .
12. To take action and follow up on the transfer of property .
13. To take action regarding land rent .
14. To handle court cases related to property and propose action in this regard .
15. To inspect the cases related to ownership rights from other departments on the spot
and submit information along with technical reports .
16. To perform tasks assigned by the seniors from time to time .
17. Keeping of records of incoming and outgoing transactions .
18. Structure and procedure of Form No. 03 ( Register of incoming transactions in the
Central Registration Branch ), Form No. 07 ( File Record Book ), Form No. 09 ( Register
of files sent to the Archives Room ), Form No. 11 ( Periodic Statement - B) (PR-B) .
19. To keep a record of all meetings , meetings , starred and unstarred questions ,
general assembly questions and answers , meetings of Hon . Commissioners .
20. To prepare and maintain minutes .
21. To keep the file updated according to the structure and procedure in 6 batches .
22. To check and reply to complaints ( e - grievances ) received through e - mail . Etc.
23.To perform all the work related to self -help and work assigned by seniors from time to
time .
24. To carry out the establishment / administrative work of the property department .
25. To look after the work related to permanent reconciliation .
26. To compile confidential reports and submit them to seniors .
27. To requisition the necessary items required by the department from the warehouse
department .
28. To keep the deadstock register updated .
29. To look after the work related to records .
30. To look after the affairs related to Income Tax and Property Liability .
31. To maintain the records of Form No. 05 ( Work Record Book ) , 06 ( Standing Order
File ), 07 ( File Register ) and 08 ( Pending Case Register ) in the structure and working
procedure .
32. To keep records of all permanent and temporary assets related to social facilities .
Works e.g. Community temples , multipurpose buildings , gymnasiums , residences etc.
will include acquisition of permanent and temporary assets , recovery of appropriation
arrears and ancillary proceedings .
33. Community temples , multipurpose buildings , gymnasiums , school buildings ,
appropriation of municipal residences , control , lease agreements , recovery ,
advertisement and its agreements .
34.Works related to all permanent and temporary assets related to social facilities e.g.
Community temples , multipurpose buildings , gymnasiums , residences etc. will
include acquisition of permanent and temporary assets , recovery of appropriation
arrears and ancillary proceedings .
35. Submission of maintenance payments for residential buildings .
36. Keeping the register of fixed assets ( Immovable) up to date as per the National
Municipal Account Code .
37. Maintaining the records of Form No. 05 ( Work Details Register ), 06 ( Standing
Order File ), 07 ( File Register ) and 08 ( Pending Case Register ) in the Structure and
Procedure .
38. All the works related to permanent and temporary property related to business
purposes e.g. Shop - All matters related to acquisition , appropriation, arrears collection
and ancillary proceedings of permanent and temporary assets including galleys , market
galleys , offices , otla - pitches , lakes etc. will be included .
39. Submitting maintenance payments for municipal buildings .
40. Maintaining the register of fixed assets (Immovable) as per the National Municipal
Account Code .
41. Maintaining the records of Form No. 05 ( Work Record Book ), 06 ( Standing Order File),
07 ( File Register ) and 08 ( Pending Case Register ) in the Structure and Procedure .
42. Maintaining records of all assets vested with Mira - Bhayander Municipal Corporation .
Following up on the transfer of plots / sites to the Government , Central Government ,
CIDCO and M. I. D. C. and submitting information to the superiors as required in this
regard .
43. CIDCO and M. I. D. C. To keep various property documents received from the
District Collector's Office , Thane , Zilla Parishad , Thane and the Government available,
to make demands as required , to maintain records of all properties , to keep the
registration register updated and to keep its agreements. , Maintaining updated
information regarding monthly , quarterly , half yearly and annual collections .
44. Taking action regarding land records , property transfer and land .
45. Tasks assigned by superiors from time to time .
